The council is seeking bids for the transformation of land east of Sevenoaks High Street, with plans to replace the existing leisure centre and deliver new homes and improved public realm.
The proposed scheme aims to inject fresh life into the town centre, improving the key route between the High Street and Knole Park and providing a major investment boost.
Up to four shortlisted developers will be invited to submit bids under the plan to enlist a development partner.
Final tenders are due in early 2026, with a contract expected to be awarded by the end of January that year.

An initial scheme design has been prepared, but bidders are being encouraged to bring forward their own proposals.
Requests to participate need to be submitted by 27 June 2025, following a one-week extension.
